DESIGN DEVELOPMENT - PHASE 03

Develop the Design

Just as the name implies, the Design Development phase (DD) further develops the decided upon Schematic Design Scheme. In this phase we will detail and develop the model of your home / project.

The DD phase is a decision making phase where we study design decisions on a more mirco level, for example window & door placement, type and selection. Exterior and interior materiality will be studied. Schedules of materials and finishes will be created so that the project can be accurately bid.

At the middle of the DD phase we typically send the project out for pricing, if that is desired.

At the end of the DD phase we typically submit the project for permit and the drawings are developed to meet all of the jurisdiction requirements.

New documents created in this phase:

  • Programmatic Requirements (Collaborative Google Doc)

  • Design Development Presentations

  • Permit Drawings including compiled consultant drawings.

  • Pricing Documents including drawings, bid & scope of work documents

    • First pass at all Schedules - see list under CD phase.

    • Bid Comparison Document - optional & charged at an hourly rate.

  • Updated Bimx Model

 

WHAT WE NEED FROM YOU:

  • Attend DD Meetings -

  • Provide YAC with feedback on the Programmatic Requirements Document as needed

  • Provide YAC with imagery that resonates with you.

  • Approvals – review and confirm the size and character of the project as to architectural, civil, structural, mechanical and electrical systems, materials, and such other elements as may be appropriate –

  • Confirm project budget aligns with bids.

  • Select a contractor for the project.

  • Provide signatures as required for Agency applications and green light the Permit submittal.

  • Pay fees associated with permit.



YAC DELIVERABLES:

  • Interior Development – develop and review interiors with client through interior elevations, model, and imagery –

    • Select interior finishes – select all appliances; plumbing fixtures, fittings, and accessories; door, window, and cabinet hardware; finishes; and light fixtures (as applicable)

  • Systems Development – review options for mechanical/electrical systems with client, consultants, manufacturers, and builder

  • Exterior Detail Development – study all typical conditions and confirm with clients, consultants, manufacturers, and builder

    • Select exterior Materials – review exterior material samples, imagery, and rendered elevations

  • Detail Development – study all typical conditions and confirm with clients, consultants, manufacturers, and builder to be included in a pricing set.

  • Consultant Engagement – coordinate with applicable consultants for design development, permit drawings and pricing drawings as required – begin preliminary design for all systems.

  • Agency Submittals  –

    • Coordinate with consultants (civil, etc.) and provide base documentation as required for planning & building submittals.

    • Complete applications for Agency Submittals

    • Submit Drawings for Permit

  • General Contractor Selection w/ optional Competitive Bid coordination - evaluate potential builders with clients and confirm a pool of potential contractors who are the right fit for the project.  Conduct interviews and site visits.

  • Pricing Set– Assemble all drawings including consultant drawings into a Pricing Set and issue to all bidders.

    • Competitive bid comparison - optional comparison document that allows for ‘apples to apples’ comparisons of multiple bids.

  • Project Schedule – review construction schedule produced by general contractor with client
