Confirm Conformance with Design Intent

Construction Administration is the phase that occurs during construction.

New documents created in this phase:

• CSK’s - Construction Sketches - clarify intent & detail for buildability

• Shop Drawings (by others) reviewed by YAC

WHAT WE NEED FROM YOU:

• Attend Construction Administration (CA) meetings when required.
  

• Respond to emails as required to confirm selections & purchases.
  

• Review any change orders presented by the contractor.
  

• Purchase any items noted as ‘by owner’ in the bid. Most common items are furniture, appliances, some finishes.

  
  

YAC DELIVERABLES:

• Pre-construction Planning – Meetings with agencies and builder to establish controls

• Site Observation / CA meetings – site visits on a biweekly or weekly basis to confirm that work is being executed according to the design intent and in general conformance with the contract documents

• Submittal Review – review and approve samples, shop drawings, product literature, and substitutions (as applicable)
  

• Clarification and Revisions – issue supplemental instructions, construction memos, and construction sketches (CSK’s) as required
  

• Applications for Payment – confirm that work has been generally completed in accordance with the billings (by request only, most common in commercial projects, not residential)
  

• Punchlist – survey and list all items that require additional work 
  

• Project Close-out – issue final documents incorporating all documented changes to client – prep home for move-in and photography!
